This unique, very large space on two levels was our home before moving overseas. We're back—as neighbours— and love the friendliness of this very walkable area just 25 minutes on foot from City Hall in the Oaklands neighbourhood.
Contemporary with some character features, this 1913 Edwardian triplex defines "missing middle housing" providing a home within a home (many stairs). Residents in the building include a senior writer so we seek a quiet, compatible tenant family who respect the peace of the area. No smoking of any kind is permitted inside this building. Allergies prevent welcoming pets into this space that has Berber carpets and rugs throughout.
Up the stairs from the entrance hall to the main level, a seasonal enclosed porch provides a perch for morning coffee with views over impressive neighbourhood gardens on the main floor of this very spacious suite. The bright bathroom with (older) jacuzzi tub and separate shower stall includes a laundry alcove with full size washer/dryer.
Additional storage closets are found in the shelf lined office. Please note that the while floor plan shows 3 bedrooms, one on the main level is set up as a large office/study. Under certain circumstances where it is agreed, residents have provided their own twin/single bed bed to use that as a third bedroom.The living room opens through French doors to a south facing view deck with dramatic views over the city toward the Salish Sea. A separate dining room is off the well equipped kitchen. On the bedroom level above are two bedrooms, one queen, one double, each with ample built-in storage.
Rent includes furnishings, accoutrements, heat, power, water, City utilities, grounds care, in-suite washer/dryer and one parking space. The house is wired for Rogers Internet/cable for the residents' account.

Compatibility with residents and neighbours is important for this property located on the people-priority Oaklands Rise Woonerf where locals drive slowly on the shared space, sidewalk-free promenade.
