Maximum occupancy is 1 person living here** ( full or part time) , due to our septic system limits and shared laundry. However , may consider an additional occupant just for a couple of months on a case by case basis ,for an additional $200 month.

Caveat , Please Note. This is a really nice , mostly above ground- walk out , basement suite. However this is also an older home with some sound transference between units. We are a busy professional family living above, therefore the suite is best suited to someone who is not overly Noise Sensitive, and whose work/ school schedule mostly jives with ours :)

Location V9Z0E6, Sooke:
The property is located in a lovely semi rural area up on a hill top on the Victoria side of Sooke. Distant Forest and mountain views , close to the famous Galloping Goose biking/ walking Trail and the Sooke harbour for Kayak rentals, and the renowned “West Coast Adventure College". There is a variety of roaming wildlife around to enjoy (deer, raccoons, bears etc), and beaches and surfing spots are all within a 20-40 min drive West.
We are also on a bus route - which is a 7-10 minute hilly aerobic walk from us, but there are no major amenities within walking distance, except for a local market with basics . For essentials, you’d need to get delivery, or drive / bus to town of Sooke which is about 10 minutes away. Langford, Colwood , Royal Roads are a 15-20 min drive , and downtown Victoria is about a 50 mins drive. **PLEASE NOTE we are NOT near UVIC, or Camousen , they are about an hour’s plus drive drive away, and 2 hours by bus.***

Rent includes ;
1. Utilities - Water, heat and hydro 'up to' $50;month * ( Based on last summer’s average for that unit)
2. All Furnishings and Kitchenware, stools, couch , dressers , desk, side table and firm Ikea queen bed , cooking supplies, dishes, pots , pans, cutlery , rice cooker, Air fryer , kettle, coffee maker etc .**Sorry, as this is a sublet, there is no room for your furnishings or large storage items**
3. Access to Shared Laundry- (Available to Non-Smokers only) , for up to 2 loads week max per unit. There is also a local Laundromat in Sooke if our machines are unavailable.
4. Garbage / Recycling pick up (You will need to carry your own garbage and recycling down the hill to the curb .)
5. Outdoor storage for camping gear, bikes or kayak
Not included in the rent , additional monthly charges:
1. *Any Utilities usage ‘over $50 month: This Cost to you depends on how you personally use heat and hot water. (Previous tenants who mostly worked or attended school away from the home, didn’t generate any utilities ‘overages’ in summer)
2. Shared House Wifi is available for an additional $40 month - (Speed and performance is adequate for general Recreational purposes ) , or you can set up your own internet
3 Parking spot for regular size car, truck, or SUV available for an additional $25 month . Guests park on the street. No EV charging, Work vehicles, or loud exhaust systems

Application Process
We are looking for an easy going, non smoking individual with great references , who is comfortable in a culturally diverse, LGBTQIA2s friendly community .
Rental application with current and past references will be required.(Great References also available for us, from our current and previous renters :)
Upon acceptance of your application, and once you decide to book the unit , we require the following:
1. Half months rent as booking deposit . Goes towards your first month’s rent. (Refundable if you cancel the booking 30 days or more, prior to lease start date)
2. Remaining half months rent , due prior to lease start date.
3. Security deposit of Half a months rent , due prior to moving in.

5) Description of vehicle ( if applicable)
