The island is very unique and well preserved. A few nuances are that you cannot camp on the lot while building and you must build 1000sqft minimum. Mobile home are ok... Through the HOA you get marina access, golf , etc. You also get discounted camping and marina slippage, 14 days free per year for either.

Water and power are in at the street. Building permits are done through Pierce Co and resubmitted again locally on the Island.

"This beautifully wooded lot also includes Saltwater Beach rights, Riviera Club Membership, Executive Golf Course access, Tennis / Volleyball/ Basketball/ Pickleball Court use, accesss to the Harbor and Campground. Josephine Lake is a private lake and an exciting place to make home or to set down permanent roots. Anderson Island received its name in 1841 by Commander Charles Wilkes in honor of Alexander Caulfield Anderson, the chief trader of Hudson's Bay Company. This 7.75 square mile island has a variety of lush second growth forests, tidy neighborhoods and open farmland. Anderson Island has three fresh water lakes-great for recreation.

You will find Anderson remains calmly pristine and unspoiled in comparison to it's San Juan Island counterparts. Enjoy inspiring views of the Olympic Mountains, Mt. Rainier, Eagle Island, South Sound islands and the Salish Sea. Local feathered friends are plenty, loons, herons and soaring eagles outnumber people on most of the Island. Photographers enjoy lovely marine views of Mt. Rainier, neighboring McNeil Island, the Olympic Mountains and surrounding south Puget Sound. Witness the Orca J pod in the surrounding waters. Catch dungoness crab, shrimp, prawns, king salmon, and more.

The Riviera Community Club has two beautiful lakeside parks, complete with new playground equipment and a zip-line at Interlachen Park. In addition, the Anderson Island park district offers another 18 beautifully maintained parks. Andy's Wildlife Park encompasses 170 acres of wetlands, tidal estuary, and a forest on the island. There is an extensive trail system for hikers that is best utilized during the summer due to wet conditions, as well as a fenced, off-leash dog park.

Popular island destinations include property: Anderson Island Café, Riviera Lakefront Restaurant, Lowell Johnson Park, Andy's Wildlife Park, Historic Johnson Farm and many more. This property will increase in value exponentially once you decide to build on it. Current code requires new houses to be 1000 sq ft.
